Opening a new brunch spot in Kitsilano comes with its own set of unique challenges.
When the owners of Just Another came to us with their plan to build their new restaurant in one of Vancouver’s most popular and competitive culinary districts we knew that they needed a dining space that was both visually appealing and highly functional. Additionally, the commercial unit that the restaurant was build in required some creative problem solving to end up at the finished result.
Overall, we are really happy with how Just Another turned out and are excited to be a part of bringing another great brunch option to Kits.
Just Another is not just a sit-down brunch spot but also a take-out style coffee shop. The right side consists with a small shopping area as well as the kitchen, bar and cashier booth. While the left side offers plenty of seating as well as a mini outdoor “patio”.
The dining area features pastel coloured furnishings that create a bright and cheerful atmosphere, especially on sunny days when lit up by natural light though the street facing window walls.
A unique challenge we encountered when planning the build was that the building unit didn’t allow for a ducted kitchen ventilation system. Most restaurants have access to air ducts to vent out cooking fumes. However the unit didn’t allow us access to vent to the outside of the building so we installed a ductless kitchen ventilation system.
Rather than circulating air between the interior and exterior of the building, a ductless hood system acts as an air purifier that will suck up air from cooking, filter out any particles or grease in the air, and then release the air back into the kitchen space.
